Lenbrook residents pay two fees:
a one-time Entrance Fee and a Monthly Service Fee.


1. Entrance Fee

The Entrance Fee is paid at the time a resident moves into his or her home at Lenbrook. The fee provides lifetime access to the residence and to all present and future amenities at Lenbrook, including guaranteed admission to the on-site healthcare facilities, if necessary and appropriate. The Entrance Fee is based on the size of the residence selected and the number of persons occupying the residence.

2. Entrance Fee Refund.

Entrance fees for the residences in the Brookhaven Building are currently 70% refundable to the resident when he or she leaves Lenbrook, or to the resident's estate. Entrance fees for the residences in the Lenox Building will be 90% refundable for the first generation of residents to occupy the building.

3. Monthly Service Fee

A Monthly Service Fee is charged for the services which Lenbrook provides to each resident under the terms of the Residence and Services Agreement. The fee is based on the size of the residence and the number of persons occupying the residence. A portion of the Monthly Service Fee is deductible as a medical expense on the resident's income tax statement each year. The amount of the deduction is determined annually.

4. Services Provided

  • All utilities (including basic cable television and local telephone)
  • Dining credit for use in any of Lenbrook's dining venues
  • Weekly housekeeping
  • Trash removal
  • Interior and exterior maintenance
  • Groundskeeping
  • Transportation on Lenbrook's buses
  • Private chauffeured transportation
  • Valet parking
  • Use of the Wellness Center and pool
  • Cultural, intellectual, social, and educational programs
  • Discretionary allowance for services such as spa treatments, guest meals, and take-out meals
  • Use of the on-site clinic
  • 60 days' "free" care in the health center annually
  • Emergency response
  • Insurance on the residence
